The LandBase website helps conservation-minded people who own or want to buy a country property learn about conservation real estate. LandBase also offers an on-line bulletin board that helps these landowners, buyers, and their brokers make contact with each other, and with the land trusts who can help explain the potential benefits of conservation real estate for the purchase or sale of that special property. LandBase for Buyers On the search page, you tell LandBase where you are looking for your dream property. LandBase then provides descriptions and pictures of properties in that area which are eligible for protection through a conservation real estate transaction. If you're interested in one of the posted properties, LandBase helps you contact the posting land trust for a discussion of how both you and the land can benefit from conservation real estate, and puts you in touch with the landowner or their broker to talk about purchase of the property. If the perfect property isn't currently displayed on LandBase, you can register to receive an alert when there's a new posting in your area of interest. You can also use LandBase to find a land trust to ask whether a desirable property you've found advertised elsewhere has conservation value and might be a candidate for protection through a conservation real estate transaction. LandBase for Landowners If you want to permanently protect a treasured family property before or during a sale, or have a unique piece of land which might be a candidate for conservation real estate, register with LandBase to make contact with the appropriate land trust. The land trust will help you consider your land's future, and explore how conservation real estate techniques combining a sale with protection of the land's natural resources can help both you and your special property. LandBase for Real Estate Professionals Realtors (TM) and brokers can register with LandBase at no charge. LandBase will put you in touch with the appropriate land trust, so you can discuss working together on current or future listings with conservation potential. You can also contact LandBase with information about a client's property, and we will pass it along to the right land trust for further exploration with you of how conservation real estate might benefit your client. If all involved agree, the land trust then posts the property on LandBase with the broker's contact and listing information to attract conservation-minded buyers. The land trust will then work with the broker and client to incorporate conservation into the sale of the property. Please note that LandBase is NOT a broker, Realtor (TM), or agent, although we and the land conservation organizations we represent frequently work with them. LandBase receives no commissions or other payments from landowners or buyers. LandBase notes broker-listed properties, and treats broker listings in accordance with legal and accepted practice regarding client contacts, confidentiality, and commissions. |
